RICS Home Survey Level 2 — The Watford Area Standard

The RICS Level 2 Home Survey (formerly the HomeBuyer Report) is our most popular survey and the most widely used home survey in the UK.

It's designed for conventional residential properties that are in a reasonable condition — think 1970s semis in north Watford, 1980s new builds in Hemel Hempstead or modern flats in Watford town centre. If your property is fairly standard and you have no major concerns, this is almost certainly the right survey for you.

Your chartered surveyor will carry out a thorough inspection of all accessible parts of the property — roof space, exterior, structure, drainage and services. They'll rate every element using the RICS traffic light system (1 = no action needed, 2 = monitor, 3 = urgent attention required).

What's included in your Level 2 survey:

  • Full visual inspection of all accessible areas
  • RICS condition ratings for all key elements
  • Damp testing and moisture readings
  • Roof space and structure inspection
  • Drainage and services assessment
  • Environmental issues overview
  • Summary of key risks and legal considerations
  • Post-survey telephone consultation (included free)

RICS Level 3 Building Survey — For Older & Larger Properties

The RICS Level 3 Building Survey (formerly the Full Structural Survey) is the most comprehensive survey available. It's essential for older properties, larger homes and anything that's non-standard.

In Hertfordshire, many properties are Victorian and Edwardian — particularly in areas like St Albans, Watford town centre and Rickmansworth. These older or larger properties often have hidden issues that a Level 2 survey simply isn't designed to uncover. That's when you need a Level 3.

Our chartered surveyor will inspect every accessible element of the building in detail, including the construction method, structural elements and any defects — and will provide detailed repair recommendations with estimated costs.

Level 3 Building Survey includes everything in Level 2, plus:

  • Detailed structural assessment
  • Construction method analysis
  • Comprehensive defect diagnosis
  • Cost estimates for all recommended repairs
  • Subsidence, settlement and movement assessment
  • Party wall and boundary issues
  • Drain survey recommendations where needed

Questions About Our Watford Surveying Services

The homebuyer report (now called a RICS Level 2 Home Survey) is a standardised, moderately detailed survey for conventional properties in reasonable condition. A building survey (Level 3) is a more detailed, bespoke inspection that goes much deeper into the structure and fabric of the building — particularly important for older, larger or unusual properties.
Yes, absolutely. You're welcome to attend the survey, and we often encourage it — particularly towards the end of the inspection when we can walk you through what we've found while we're still on site. Some clients prefer to leave it entirely to us, and that's fine too. Either way, we'll always call you after to discuss the findings.
We typically deliver survey reports within 3–5 working days of the inspection. We understand that property transactions can move quickly in Watford and Hertfordshire, so we always aim to deliver as promptly as possible. If you need a report urgently, please let us know when booking and we'll do everything we can to meet your deadline.
